The four incentive types

Read a builder offer the way an agent reads it.

Most builder deals fall into one of four types. Knowing the difference is the difference between a sticker price and a real cost-to-own.

Rate buydown

Lower rate

on your mortgage

The builder pays your lender to lower your interest rate, which can lower your monthly payment.

Some buydowns last the life of the loan; temporary ones end after the first years, and the rate and payment go up. Before you compare, check the APR and the offer’s full terms.

Closing-cost credit

Less cash to close

applied at closing

The builder covers part of your closing costs — lender fees, title, prepaid items — so you bring less cash to closing.

Some credits require the builder’s preferred or affiliated lender.

Price reduction

Lower price

cut from the list price

A straight cut to the price of the home. It lowers what you finance.

The simplest kind of offer to compare across builders.

Included upgrades / design credit

Upgrades covered

or design-studio credit

The builder includes upgrades or gives you design-studio credit for finishes like flooring, cabinets and countertops.

On a home still being built, design choices close at a set point — ask the builder when.

Why NewHomeDeals

The new-build advantage, worked by a local broker.

Builders compete with each other — not with the seller across town. That competition shows up as cash, rate, and finish credits a resale buyer never sees. We follow those programs and pair every buyer with a licensed local broker who knows how to read them.

01

Incentives that move the math

Builders publish rate buydowns, closing credits, price cuts, and design-center money to clear inventory on their own schedule. The right program can beat a $50k price reduction on resale.

02

Builder warranties on day one

Most new homes ship with a 10-year structural, 2-year systems (HVAC, plumbing, electrical), and 1-year workmanship warranty. Resale buyers inherit deferred maintenance instead.

03

Modern code, modern bills

Current IRC code, modern envelope and insulation, low-E windows, high-SEER HVAC, and HERS-rated efficiency. Utility bills routinely land 30–50% below a comparable resale.

Design-center selection spread: fabric swatch books, a paint color fan deck, and wood flooring samples on a table.

04

Customize while it’s still framed

Pick finishes, flooring, cabinets, counters, and structural options before drywall. Smart-home pre-wire and EV-ready garages are standard with most builders now.

How we work for you

The deal behind the listing

National portals show you the listing. We show you the deal behind it — the buydown, the closing credit, the lot discount — and track it across every community we cover, updated as it changes.

A licensed local broker, free to you

Every buyer is paired with a licensed local broker who knows the builders, the lots, and the sales counselor by name. Builder-paid commission means our representation costs you nothing.

No pressure, full disclosure

We show the rate, the APR, and the disclosure on every figure — never a teaser number. You get the real cost-to-own before you ever tour.
